Summer is officially here and the Fourth of July weekend is right around the corner.  Whether you are looking for cultural, family-friendly or sporty activities to fill you holiday weekend, let Vintage Homes of Denver be your guide:

Fourth of July Festivities in Denver:

Independence Eve – July 3rd at 8pm – The free annual Independence Eve Celebration held in Civic Center Park is a great way to kick off the weekend and enjoy a great fireworks display.  This year’s event will feature pop and patriotic music from MIX, CU Denver’s award-winning a capella group, and the legendary Hazel Miller.  Music and light shows start the celebration at 8 p.m. Fireworks start at dusk.  Bring a picnic (no glass bottles) and blanket or low back lawn chair to enjoy the festivities.  Seating is first come, first served, so it is a good idea to arrive early.  Light rail and the 16th Street Mall shuttles are an easy and cost effective way to get downtown.

Red, White and You  July 3rd at Clement Park, 7306 W. Bowles Ave. Littleton, CO from 5pm-10pm.  A fun-filled community event produced annually by the Foothills Park & Recreation District draws nearly 35,000 people each year.  Bring a blanket or lawn chairs and enjoy: live entertainment, food concessions, kids activities, inflatable rides and bounce houses, community business booths, beer & wine garden and a fireworks display. Entry into the event is free.

Concert at Red Rocks Amphitheater – The Colorado 4th of July tradition continues with Blue’s Traveler performing live at Red Rocks Amphitheater, one of Denver’s best and most beautiful places to see a live show.  Join this soulful blue’s rock band along with Sugar Ray, Smash Mouth and Uncle Cracker for an extraordinary evening of live music, people watching, and breath taking views.  Overlooking the city at an elevation of 6,400 feet, concert goers get the pleasure of viewing firework displays across the Denver Metro Area.  Doors open at 5pm and the show starts at 6pm.  No outside fireworks are allowed.

Fireworks at Elitch Gardens – July 4th – Get butterflies in your belly while riding the roller coaster or make waves at the water park at Downtown Denver’s Amusement Park.  End the evening with a brilliant fireworks display that lights up the night sky.  Fireworks start at dusk.

Fireworks at Sporting Events – Whether it is Baseball, Soccer or Lacrosse, all three of Denver’s Teams play on July 4th and offer Firework Displays after the games.

Colorado Rockies vs.Los Angeles Dodgers – Coors Field , 6:10 pm – Fireworks to follow.

Colorado Rapids vs. the Columbus Crew – Dicks Sporting Goods Park, 7:30 pm – Fireworks to follow.

Denver Outlaws vs. the Boston Cannons – Sport’s Authority Field at Mile High, 7:00 pm – Fireworks to follow.

 

Cherry Creek Arts Festival – July 4th – 6th, This annual, award-winning, outdoor Festival celebrating the visual, performing and culinary arts draws over 350,000 visitors each year.  Stroll through the streets of Cherry Creek North and let  your senses be delighted with works of art from International Visual Artists.  Visit the Cultural Pavilion to enjoy live theater, dance and musical performances from performers around the globe.   Learn secrets from top chefs and enjoy culinary delights from some of Denver’s top eateries at the Culinary Avenue station.  Let your young ones get creative at Artivity Avenue featuring fun interactive activities.   Admission to the Festival is Free and hours are 10am – 8pm on Friday and Saturday and 10am – 6pm on Sunday.

First Friday Art Walk – July 4th – Stroll through 1 or more of 6 neighborhood Art Districts on the Fourth of July and treat your eyes to some of Denver’s best local Visual Art.   Galleries and other cultural centers stay open late on the First Friday of each month, year round: Enjoy Art, Food, Wine and Fun!  Here is a list of the neighborhoods that host First Friday Art Walks:

  • Art District on Santa Fe – Visit Santa Fe Blvd. from 3rd Ave. to 12th Ave. With over 100 galleries you are bound to see some Art that you love.  First Fridays feature local food trucks and a performance stage.
  • Golden Triangle Museum District – located just south of Downtown Denver, is home to eight of Denver’s Museums, including History Colorado Center , Denver Art Museum (DAM), and Kirkland Museum of Fine & Decorative Art.   The GTMD is a creative center for Art and Culture.  Aside from Museums, you will find galleries, artist’s studios, boutiques, coffee shops, restaurants, and residences all committed to “the art of living with art.” 
  • River North Art District (RiNo) – RiNo, located North of Downtown Denver in a revitalized warehouse district, is rapidly becoming a hotspot for artistic types.   There is quite an array of creative businesses, including architects, art galleries, furniture makers, illustrators, painters, media artists, photographers, sculptors, and a wealth of studio spaces.  Many restaurants, coffee shops and boutiques have also started calling this district home.
  • Tennyson Street Cultural District – located in the Berkley/Highland’s Neighborhood, Tennyson Street offers a unique offering of visual, culinary and performing arts.  Enjoy music, food and drink from 38th Ave. to 45th Ave. along Tennyson St.
  • Navajo Street Art District – an upstart art district small in scale but not short on History.  The Pirate gallery has been a pioneer of contemporary art for over 25 years.  This district features many contemporary, co-operative, and non-profit galleries and organizations.
  • South Pearl Street -Also a smaller district, Pearl St. provides a few quaint galleries, amazing restaurants and cute boutiques. Galleries are located near the 1500 S. block of Pearl St.

Traditionally, First Friday starts at 5pm and ends at 9pm. You may want to check individual websites for each events times.  Enjoy some Art and Culture and then find a place to watch the fabulous fireworks.

Park Hill Fourth of July Parade – The 5th Annual Park Hill 4th of July Parade is a great family-friendly, community event held July 4th at 1:30 pm, along 23rd Avenue from Dexter St. to Krameria St.  Come celebrate by viewing colorful, patriotic floats, marching bands, bikers, classic cars, acrobats and more.

Liberty 4-Mile Run – Friday, July 4th at Washington Park – Start your day off with some exercise, fresh air and fun!  The 4 mile run/walk starts at 8:30 am and the Kids Firecracker Run starts at 10:30 am. Wear your best red, white and blue gear to show your patriotic spirit, as prizes will be awarded for the best dressed adult and child.  Finish the race at the post race expo and enjoy food, beverages and fun for the whole family.  Proceeds from the race benefit the Make-A-Wish Foundation.

Real Estate Investments: Making Good Choices And Other Tips

The investors with the most success in the real estate market have taken time to learn the industry. You want to have done all your research and have all the information prior to making any investment purchases. Begin with the following helpful information.

Know the local real estate market. Mortgages and rent costs will give you a good idea your property value. Once you have a good understanding of the street level conditions, you can make wiser decisions.

Before you begin investing, take stock of the market and do your research on properties. Look at between 50 and 100 properties in a location you desire, and create a spreadsheet with each one. Things to list include current pricing, projected rent earnings, and repair budgets. This will help you figure out which deals are the best.

During a negotiation, always listen more than you talk. When you do the talking, you may negotiate backwards. When listening, you can catch the right moment you need for that desired price.

Look around the neighborhood to get a vibe for it. It is vital to know the area that you are buying in. Seeing how the neighborhood is maintained can tell you a lot about a property.

If you’re looking to buy property that you can rent out to others, you want to ensure that the rent amount you can get for it will cover the cost of the mortgage every month. This will get you started in a good position. You don’t want to end up having to dip into your own pocket to pay any part of the mortgage.

Dedicate a set quantity of time to learning about and making real estate investments. You might have to curtail your time spent on other activities in order to make more money over the long haul. Ditch poker night or another guilty pleasure so you have more time to hone your investing skills.

Don’t spend your money on real estate with doing the research first. Errors in investing can generate some major losses if you don’t watch out. Spending money to gain education is always a wise move.

When you are re-strategizing, know what your sunk costs are in addition to the price of the house. You’ve got legal fees, closing costs, staging costs and a lot more that can affect your bottom line. When you work on your margin, consider all costs and add these costs to the line item list.

You always want to look at every different aspect of any neighborhood you’re considering purchasing a home in. A good neighborhood will hold its value. A bad one will not. Location is always a key factor when it comes to your decisions regarding real estate investments.

When the time to negotiate occurs, you need to remember that silence is golden as you want to hear everything the other party says. People who talk a lot can negotiate against themselves. The goal is to evaluate what they say to you and negotiate the deal that increases your odds for a higher return on your investment.

Don’t buy real estate investments that are sub-par. You may be attracted to the numbers, but the house might have difficulty selling. Invest what you have to into something of value that is more likely to return your investment.

Get online help. Look up investor’s blogs or groups to join. This is going to give you priceless knowledge you can use on your own. You could even talk to someone in a more personal atmosphere.

Do not buy properties in bad areas. Be certain to understand the locale where you intend to buy. Do some research. If the price of a home looks too good to be true, it probably is. Not only could selling it be a challenge, vandals could ruin your hard work.

Take the entire neighborhood into consideration before investing. Good neighborhoods always hold valu, and depressed neighborhoods do not usually provide a good return. The location is a very important thing to consider.

Keep your cool in the beginning. The real estate deal you want could take a while for you to get sometimes. Or maybe there’s nothing great currently available, or you’ve not been able to agree on terms. Avoid being rash and investing in something less than perfect. This is not a wise way to spend money. Wait it out until a great investment comes along.

Use the information above to succeed and for future reference. Do not make decisions on a whim. Always do your research because in the end that is what helps you succeed.

Though keeping a diverse portfolio of properties throughout the country or world is smart, do not forget the local market. You will likely get some great deals in your area, and of course this is where you have the most knowledge and the easiest access. Also, you know this area, making it easier for you to get your homework done.

Denver’s Parks offer many ways to enjoy Summer

June, 21st – Today marks the first day of Summer and things are heating up in Denver.  Aside from enjoying nature, Denver’s Parks offer many ways to enjoy the summer, whether it be sports, music, food, or relaxing.  Here is a guide to enjoying the beautiful Parks of Denver and some of the activities they host.

City Park – a premier 330-acre park located in the Heart of the City shares land with the Denver Zoo, Museum of Nature and Science and Imax.  It has 2 beautiful lakes, a pavilion, 2 play grounds, tennis courts, horseshoes and fields for soccer, and baseball.  Some of the events they host this summer are:

City Park Esplanade Farmer’s Market – Held every Sunday near the Sullivan Fountain at E. Colfax Ave. and Columbine St. from 9am-1pm.  Stroll the market and feast your eyes and taste buds on local farm fresh produce, cheeses, wines, herbs and other delights.

City Park Jazz – Heading into its 28th season, there is a great line up of FREE Jazz concerts held every Sunday at the City Park Pavilion from 6pm-8pm.  Bring your own blanket or chairs, a picnic or enjoy many of the fairs provided by local food trucks.  No Glass Bottles are allowed and participants are encouraged to park in the Denver Zoo or Museum of Nature and Science parking lots.  Concerts are held Rain of Shine. Whether going on a date or an outing with the family, you can’t go wrong with this free event.

Colorado Black Arts Festival – Brings the best of visual and performing arts for its 28th annual festival held, July 11th – 13th in City Park West.  This year’s theme is “Expressions”  which can be conveyed in many ways through various media such as Visual Art, Music, Dance, Theater, Literature and Food.   The Goal of the Colorado Black Arts Festival is to unite and enlighten the Colorado Community through such presentations.  Come and enjoy performances, attractions and art such as: National R&B recording artist Howard Hewett, The Cleo Parker Robinson Summer Dance Institute “Pomoja”, Children’s Pavilion for Art and Learning, and The Art Garden and Boogaloo Celebration Parade.  Visit the Link above for more details.

Washington Park – Located just South of Downtown Denver in the popular Wash Park Neighborhood, is a playground for adults and children alike.  On a summer day you will find people out on the lake in paddle boats, or cruising on their bikes around the paved paths .  The main field is usually filled with Volley Ball nets, picnic blankets and sun worshipers.  Washington Park has a dirt running trail, paved bike paths, 2 lakes, 2 playgrounds, picnic areas, the Washington Park Boat House, a fire station and Recreation Center with Indoor Pool.  Some of the events hosted here this summer are:

Denver Municipal Band Performances – The Denver Municipal Band founded in the 1860’s is the oldest professional concert band located in the continental United States.  Their performances kick off the 4th of July weekend with two shows: The Brass Band will perform at 11:00 am at the Boat House and the Concert Band will perform later at 7:30 pm.  All of their other performances will be held on Sundays at 7:30 pm.

Liberty Run – participation in this Festive Run will support Make-A-Wish® Colorado where children with life threatening medical conditions are granted wishes to enrich the human experience with hope, strength, and joy! The race includes a 4M Run/Walk, competitive USATF judged race walk, and the Firecracker Kids Fun Run. Prizes will be awarded for the best red, white and blue costumes. Enjoy the post race expo with great food, beverages and lots of fun for all ages. The main race starts at 8:30 am and the Firecracker Kids Fun Run starts at 10:00 am.  Fun for the whole family on the Fourth.

 


Civic Center Park – Located across the Street from the Denver Capitol and walking distance to Downtown Denver, Civic Center Park houses some of the most diverse and festive events in the city.  There is an outdoor amphitheater, beautiful columns, fountains and over 25,00 square feet of flower beds.  Some of the events hosted here are:

Civic Center Eats – is held May 20th – October 9th, every Tuesday and Thursday from 11am – 2pm.  Come delight your taste buds with the largest gathering of Food Trucks providing Lunch for downtown employees, residents, and visitors.  Gather, eat and enjoy local food, live music, sunshine, and a beautiful setting.  A portion of the proceeds benefits the Civic Center Conservancy, a local non-profit dedicated to restoring, enhancing and activating downtown Denver’s historic Civic Center Park.

Independence Eve Celebration – Thursday, July 3rd marks the 5th Annual free community celebration featuring a concert, light show, and fireworks display.  The concert will showcase music from MIXCU Denver’s award-winning a capella group; the legendary Hazel Miller Band and the beloved Denver Municipal Band. Festivities will begin at 8pm. Lawn seating is available on a first-come, first-served basis, so come early with your lawn blanket or low-rise concert/beach chairs.  Pic nics are welcome and concessions will be provided.  The event will take place Rain or Shine.

Denver Beer Olympics – Saturday, July 26th at 10:00 am. This event benefits The Leukemia & Lymphoma Society. The Denver Beer Olympics will host fun beer-drinking events and the top three teams will win prizes. Teams are co-ed consisting of 2 guys and 2 girls. Points are awarded to your team based upon how well you do in each event. The Team with the most points at the end will be Champions. Help support a good cause.

Civic Center Park

 

Civic Center Bike-In Movies – returning for its Fourth Season, will provide FREE movies to cycling enthusiasts and those using other modes of transportation.  Movies start at dusk and food will be provided by local food trucks.  The complete line up of movies is not yet available, however 3 dates have been set:

Thursday, July 24 – American Flyers

Friday, August 1 – True Grit (1969 Version)

Friday, September 5 – Office Space

 

A Taste of Colorado – Labor Day Weekend – Friday, Aug. 29 thru Monday, Sept. 1, 2014.  Whatever Food you crave, you will find it at A Taste of Colorado.  With over 50 of Colorado’s Favorite restaurants and Food Establishments serving small portions to full meals, your taste buds are bound to get a workout!  Fun is bound to be had by everyone big and small with outdoor stages hosting all types of bands, and the KidZone complete with clowns, face painting and amusement park rides. This event is a great way to end the summer!  

 


Skyline Park – This 3-block Oasis located in the middle of Downtown Denver, spanning Arapahoe St. from 15th – 18th Streets, hosts many special events year round, such as ice skating, culinary markets, concerts and movies.  This summer enjoy:

Southwest Movies in Skyline Park – Sponsored by Southwest Airlines, grab a friend or bring the whole family to enjoy movies, held every Saturday from June 21st – August 9th starting at dusk.  For a complete list of movies, click here.  Come early to grab a good seat, as space is limited in this tiny park.

Skyline Park Games – Come down anytime before September 30th to have fun playing games in the sun.  Put on your polo and white socks to enjoy a round of mini-golf on the new and improved course complete with iconic Downtown Landmarks.  Golf, not your game?  Not to worry!  There are a plethora of other games to challenge your hand-eye coordination such as such as ping pong, bocce ball, ladderball, board games and more! Vintage Market’s supply unique, one-of-a-kind finds for your home

Vintage Market’s and Flea Market’s have become popular over the last 15 years.  They are great places to find one-of-a-kind treasures and pieces to complement or enhance your home.  Whether it’s Shabby Chic, French Country, or Modern decor you are looking for, it can be found at many of these local Markets.

Horseshoe Market – Saturday, July 12th – 9am-4pm is held at 4345 W. 46th Ave – behind the Olinger Moore Chapel.  This Market features over 100 Colorado vendors who sell their art, handmade crafts and vintage treasures.  Enjoy DIY workshops, Live Music, Food Trucks and more.

A Paris Street Market – Held the first Saturday of every month from May through October from 8am – 3pm in the parking lot of the Aspen Grove Shopping Center in Littleton.  This Market started on a rainy day in 2001 and has continued to grow each year into a wonderful vintage, antique and artisan market.  Many of the vendors have participated each year for 14 years.

Mile High Flea Market is a year-round, open-air shopping and gathering place where all kinds of people come to buy and sell new and used stuff.  The Market is located on 80-acres near Henderson, CO and is open every Friday, Saturday and Sunday from 7am – 5pm.  There is fun for all – parents can shop, kids can ride on the roller coaster or other rides, and there are plenty of food options, and year round Farmer’s Market.

Hampden Street Antique Market – In business for 20 years, the Hampden Street Antique Market features over 120 booths filled with antique furniture, jewelry, decorative pieces, clothing, art, and collectibles.  It is a well kept secret and worth the visit.  It is located on the Southeast corner of Hampden and Yosemite and is open 7 days a week.

TRI Vintage and Wares – Is located in a little cottage in Lafayette, CO.  They specialize in vintage furniture and collectibles and fair trade items.  They are a socially conscious business using only what can be recycled.  They also donate a percentage of proceeds to local and international non-profits.  They are open every day of the week except Monday.

Antique Row Market – For high end antiques, furniture, and hardware this is the place to go.  They also provide custom reproductions, cabinetry and millwork.  They are located at 1710 S. Broadway in the Broadway Antique’s Row and their showroom occupy’s 9,000 s.f.

Highland’s Denver Comes Alive with Summer Events and Festivals

The Highland’s neighborhood has become a thriving urban community with some of Denver’s best restaurants, gift shops and galleries.  This summer enjoy a sampling of the diversity this wonderful neighborhood has to offer by participating in some of the local festivals and events.

Highland’s Garden Village Summer Film Series – Highland’s Garden Village is an award winning, 27 acre, mixed-use development built on the former Elitch Garden Amusement Park site at 38th Ave. and Tennyson. Have you heard stories of people making lots of money off of real estate investments? Have you been inspired by the stories of those who have made money flipping houses? Connect with fellow investors and learn everything possible. There are several people who are interested in finding out more about real estate. There are so many people in it, which has created lots of community businesses focused on it. Should there be a shortage in your area, look to online forums for other investors. Reputation is key in this business. Abide by what you say, and do not lie to possible clients. This gives you credibility with clients and helps you gain their loyalty.

Be sure to stay in a comfortable niche. It’s simple to get success when you’re doing investing if you’re able to stay focused on a certain market. Always remember that you should call all utility and cable companies to mark their lines that lay underground before you begin any landscaping or digging on the property. It may even be illegal to dig before checking for lines, first.
